Every year, thousands of Americans take out a mortgage loan to buy a house or tap into home equity. This contributed to a mortgage market measuring nearly 21 trillion U.S. dollar balances outstanding in 2024. While the mortgage market has grown continuously over the last decade, factors such as the average mortgage rate and the easing or tightening of lending standards play an important role. Lower rates stimulate lending, with borrowers incentivized by favorable conditions.
Despite rising uncertainty about the U.S. economy and concerns about the growing risk of recession, the U.S. mortgage market demonstrates resilience. Going forward, the growing housing inventory and a projected decline in the average interest rate present a bright outlook for the housing market.
Recent declines in mortgage originations
Mortgage originations declined notably in 2021 and 2022 following the spike in interest rates. In just two years, the 30-year fixed mortgage rate jumped from under three percent, to over 6.8 percent. While homebuying activity continued despite the elevated borrowing costs, the value of mortgage refinancing originations plummeted. According to industry experts, mortgage demand has stabilized over the past years, but has remained suppressed. Key challenges such as the high cost of credit and high cost of housing are some of the major reasons for mortgage demand stalling. In January 2025, homebuyer sentiment stood near a record low, showing that Americans did not consider the time right for a home purchase.The mortgage market remains healthy
The U.S. mortgage market displays no signs of an upcoming crash like the Subprime mortgage crisis. In the fourth quarter of 2024, the mortgage delinquency rate stood below four percent, showing that the share of loans overdue by 30 days or more was under four percent and borrowers were well in position to meet their financial obligations. During the onset of the COVID-19 pandemic, this was twice higher, and in 2010, nearly one in 10 mortgages was overdue. A low share of overdue loans also suggests fewer foreclosure filings and a lower risk of repossessions.
