The housing market in the Netherlands has started to cool, after a long period of growth. In 2022, sales activity declined for the second consecutive year, reaching about 193,000 home transactions. That suggests a contraction of about 50,000 transactions from the market peak five years earlier. Homeownership is important in the Netherlands: Since 2005, the homeownership rate in the Netherlands has grown by nearly six percent. One of the drivers of this increase is a tax relief called hypotheekrenteaftrek. Homebuyers can deduct the mortgage interest from the income on their annual tax return for up to 30 years.
