The House Price Index (HPI) measures price changes of all residential properties purchased by households (flats, detached houses, terraced houses, etc.), both new and existing, independently of their final use and their previous owners. Only market prices are considered, self-build dwellings are therefore excluded. The land component is included.

The house price index in Germany increased steadily from 2015 to 2022, followed by a decline until the first quarter of 2024. The index amounted to 100 in 2025 and, at its peak in the second quarter of 2022, exceeded *** index points. In the first quarter of 2026, the index stood at points. Among the leading residential real estate markets in Germany, Munich had the highest square meter price for apartments.
