The source looked at Zillow data for rental ads from July 2016 to July 2017 on one-bedroom rentals, as well as two and three-bedroom rentals. They then took one-bedroom rentals and compared them to the cost of splitting a 2-bedroom or 3-bedroom with roommates to find the percent difference between them.
