The U.S. rental market

After surging between 2021 and 2022, rents across the United States have been on a downward trend since the second half of 2023, partly due to a record supply of multifamily units. Rental apartment vacancy rates have increased accordingly, with regional disparities. Despite the price decline, rents are still significantly above pre-pandemic levels, making it more difficult for Americans to find an apartment that they can afford. Nevertheless, renting has become much more common in recent years, with the number of renter households having substantially increased in the past two decades. Rents in different states

Of course, rents vary from state to state. The most expensive rents are found in Hawaii, California, the District of Colombia, Massachusetts, and New York. Following the COVID-19 pandemic, growth was the strongest in the Sun Belt states, and especially in states with lower costs of living, such as Texas. In Austin, TX, the average rent soared by nearly ** percent in 2021. Since 2023, however, rental prices have been on the decline and returned to pre-pandemic levels in early 2026.
