The UK property market has experienced notable volatility in recent years, shaped by significant increases in housing costs and shifting sentiment in the commercial real estate sector. In the residential market, surging house prices, mortgage rate hikes, and tightening affordability have dampened transaction volumes. Nevertheless, commercial property investment rebounded in 2024, despite persistent economic uncertainties.

Although investments have tapered since the 2021 peak, the UK remains the largest commercial real estate market in Europe and continues to attract substantial cross-border capital. The UK’s diversified economy and London’s role in global trade underpin strong demand for commercial real estate, reinforced by a mature listed real estate market that appeals to portfolio investors. Despite Brexit’s impact, the UK has retained its position as a global real estate leader. As of mid-2025, the industry consensus suggests rents and capital values in the sector are set to rise over the next five years. According to a May 2025 survey, industrial assets and West End offices are expected to outperform, with rental growth outpacing industry averages by 0.5 percent annually through 2029, and industrial properties poised for the highest capital values growth potential at 0.8percent above the average per annum.Recent developments in the residential market
The UK housing market has posted consistent growth over the past 25 years, with only two periods of notable correction since 2000: the global financial crisis (2007–2009) and the 2022 cost-of-living crisis. Strong demand persists, but growth has slowed due to supply limitations and ongoing affordability constraints. Since 2020, rising mortgage payments have made homeownership increasingly unreachable for a large segment of professionals: Managers and directors are now the only group for whom the typical first-time home purchase results in mortgage payments below 30 percent of net income. Elevated borrowing costs since 2021 have led to a decrease in housing transactions.Market outlook
Despite these headwinds, the outlook has improved due to declining inflation and several Bank of England rate cuts—the base rate reached 4.25 percent in August 2025, its lowest in two years. As borrowing becomes more affordable and wage growth outpaces inflation, both residential and commercial property markets are showing signs of renewed activity, with expectations for moderate price and rent growth over the coming year. Lower mortgage interest rates are positioned to support further housing demand while the commercial sector anticipates rising occupier demand as economic recovery takes hold.
