The European commercial real estate market experienced significant turbulence in 2023 and 2024, with offices taking the hardest hit among all property types. Sluggish economic growth and stricter financing conditions have triggered a decline in property values, with offices suffering a 12-percent drop as of April 2024. This repricing in the sector has been in line with the weakening demand among occupiers, evident in the take-up of office real estate: During the COVID-19 pandemic, the volume of office space transacted plummeted, and despite a strong 2022, transaction activity has struggled to recover.
