Grade A is the top tier in a particular market. Some of the attributes include high-end construction and interior finishes, modern design, state of the art mechanical systems and a variety of property amenities. They are usually the best in class assets that command the highest possible rents in their respective submarkets.
Grade B properties are a step down from Grade A in terms of quality. It is common that an asset becomes Grade B due to age. Grade B buildings are in good conditions and achieve above average rent. Historic assets get Grade B category as they are technically outmoded.
